Overview

A commercial investment building whose elevation is a single repeated bay: stone pier, recessed glazing, deep head. Repetition is the point — it is what makes the building buildable at this scale and legible at this height.

Design narrative

One bay was drawn, tested against the structural grid and the lettable depth, and then repeated. Everything gained from that decision — cost certainty, buildability, the clarity of the finished elevation — follows from doing it once, properly.

The glazing is held back behind the stone piers by enough depth to shade it for most of the day. On a commercial building that reveal is not a stylistic choice; it is the cooling load.

The base is treated differently and deliberately: taller glazing, a darker frame, and a canopy line set at the height a pedestrian actually reads, so the building has a street presence separate from its silhouette.
